Interesting thread here... It's chalk full of emotions!
I've had my fair share of lowball offers, just like everyone else. My template answer is
"No sorry, I can not accept that price. I can move a little if you're interested. But if you are just going to low ball don't waste either of our time." This is 99% the last time they respond.
