Garage demo and new build

Is anybody interested in seeing my garage progress?

I followed a thread on here about someones new build house, which I enjoyed and though this is only a garage, I thought I would share

The present garage was built just after WW2 with cheap materials and is about to fall down, so it’s time to demolish and rebuild. Originally there was a coach house, but unfortunately there are no pictures.

The plans for the new garage have taken nearly three years to gain planning consent, partly because of the architect, but mainly because the local council is useless and also because we are in a conservation area and the officers are ‘difficult’, to say the least.

Anyway, I have used the present garage until very recently. Not for my cars, but for building goods, bikes and debris! However, over the last 12 months the roof capsized in two places and everything had to migrate further and further from the holes!

The demolishen should start soon.

Well, over the last few weeks I have removed all the items that were salvageable from the old garage, bought some new shelving - and erected it in our best room!!

The Mrs is surprisingly cool about it - she just insisted I covered the oak parquet flooring first (which I obliged using 6mm ply)

No way my missus would put up with that. You need to run out and get a pearlmaster for that kind heart.

I did consider a shipping container, but decided against it (there is nearly as much again outside under tarpaulin, so would have needed two or three and just not enough room.) The Mrs is OK about it and we will re-do the room once the shelving is out.

The existing garage is really not good. It’s constructed with concrete blocks (not stone) that are crumbling and cracked and nothing is salvageable.

It is a Victorian (1880) property with an interesting history (that I could write loads about) having being built by a wealthy and world famous Silver manufacturer - James Dixon and Sons, (of which we have collected a few small pieces.) The house went into decline in the 30s and was converted to flats just after WW2. It was later used as a Doctors surgery (with the doctor living in one of the flats above the surgery.)

We purchased the property 18 years ago and converted it back to one residence – myself doing much of the work.

Update 6th June 19

Due to the hopeless local planning department, the building work has not yet commenced.

The building has full planning permission, but a stipulation was that we supplied confirmation of the external stonework before construction commenced which is supposedly a formality that should take 2 weeks maximum, yet we are still waiting after nearly four months!!

Anyway, the builder has been in to demolish the old garage and clear the site. The garage virtually fell down with a couple of hefty knocks from the digger!
