A lot of people think their house is worth more than it really is. He's probably trying to get what his neighbor got in 2007

You should make an offer in line with the market. Then see if he'll negotiate.

If it were me and I was not going to have kids, I would not buy a huge house. That way you can live closer to work.

I missed the point about OP not wanting kids.. in that case, why not buy in the city?

He could buy a 2 bedroom apartment in long island city and be 10-15 minutes from midtown by taxi/subway/uber. Some of the buildings are brand new with good amenities.

I don't see the point of a long commute if there are no kids involved. Most couples who move out of NYC (but are still working in the city) are doing so to access better public schools.

I've done the long commute and recommend against it unless you have no other options. If you aren't constrained by the needs of kids, I recommend you find something in a good neighborhood close to work. Your quality of life will be immeasurably greater.
