Garage conversion

I have about 400 ft² of garage I don’t use for cars. Thinking about using it as an extra room. About $100k to convert.

Thinking about it.


Anyone do this?

What would you use the room for? 100K seems steep, if you're just insulating and conditioning. Also, would it hurt your resale value?

It's probably not code and illegal. If you ever sell the house just keep that in mind. Cost wise depends on what you want in there.

100K to convert a garage/room...? I can think of a lot of things to convert 400 ft into for a lot less money, and buy a new watch , or three.

My garage was the same size. I was going to convert it to a room as well at one point. I was quoted about $30k if I remember correctly.

I just got lazy though, and we put our pool table and bar, and tv and all in there as is. I’m actually really glad I got lazy on that one. I enjoy being able to open the large garage door while hanging out in our bar and look out. I was able to fit a small little work area in one corner too and it’s worked out great for both purposes. The neighbors probably think we have problems though. Lol

Dependent upon what you want to do with it, you could just use it as is.

Unless you are adding a bathroom and 18k gold fixtures $100K is way too much. If you don't park in the garage it will be a nice extra room.

Garage conversions are seldom cost effective.

If you aren't using the square footage of the house already, maybe you need to toss some stuff out, or reconfigure the lay-out with that money.

I have 1,000 sq feet of garage and I could use some more.

I was thinking about finishing my garage to use as extra space for an office. Instead, we decided to enclose our 400 square foot patio including permits. We are just starting the process on that, but it is no where even close to that 100k number. Highly recommend getting a few quotes.

I am guessing that you own a very large house, if you are willing to pay $250/sf for interior finish. Therefore I would assume this a small portion of your garage.
You are not converting the entire garage are you? If you have a sub 2,000sf home this would certainly be crazy.
Now what all does this include?
For that price I would expect an additional furnace and AC.
I would expect a water line to be ran to it.
I would expect a seamless facade were the overhead door would have been.
I would expect tiered flooring for the chairs.
I would expect high quality flooring and decor.
I would expect the seating and at least $20,000 in stereo equipment built in.

If the contractor is just going to put in flooring, finished drywall and ductless HVAC system. Then yeah, I would say they are about $80k too high.

But then again, I don't know how much wookie labor runs.
