Gotta throw my designer card out there........for an interior fit out that sounds primarily wide open, 100k would be absolutely ludicrous. $250/ft seems way high.

In my neighbourhood, all the garages are full of 5h1t or converted to home Gyms and the cars live in the street as the owners are too lazy to take the trouble to park them in their front yard. I would be the only one in town who parks their cars in the garage.
I would like a $100K garage....it would be hard to prise me out of that.

Start by interviewing an architect.You need plans first and permits, Your garage may not have enough electric circuits, natrural, gas, plumbing in, and drain out. After yiou have the plans then you can bid on the construction. If you are planning to rent the space then you may have city code requirements for the entrance, seperate address, parking. Should be able to get info from your city ADU program.

One more vote that the 100k estimate seems crazy high. I demoed an existing patio and deck, new patios in a different location, regraded extensively, replanted ~1/3 acre area, poured concrete foundations, new electrical, new lighting in the back, Mitsubishi split unit, all the permits etc. and added on a 300 sq ft 4 season solarium for not much more than 100k. And they weren’t even the lowest bidder.

100k will get you a full blown addition around here. A garage conversion should run 20-30k max.

I have 2000sqft of garage space and I am currently building an additional four car garage and a 1200sqft apartment with theater above it for right at $100k!
