Is this 25600TN Pelagos real?

Hello, I'm buying my first luxury watch and I've got my mind set on a Tudor Pelagos. After just missing two watches (sold hours before I contacted the seller), I finally found one that is available.

It is a 25600TN (new black pelagos) and is being sold by a small jewelery shop about 100km from where I live, in a area known for jewelry. It is not an Authorized Dealer. The price is however significantly under the best offer I have received from an AD (10% on list price). This price still leaves me plenty for a service should the watch need it (I hope it doesn't!), so I'm pretty comfortable buying without the official warranty.

However, I would like to avoid buying something suspicious (like a refurbished watch) or even worse, a fake watch. The sellers drescription is "full set box+ papers. NEW UNWORN 2017 ".

- What should I get with the watch? COSC certification with serial number? Document with serial and model numbers?
- In your opinions, it this a real pelagos?
- Is this the correct box for a Pelagos?

I already printed some high resolution close up images of the watch from a review to compare with the watch I'm buying. I'm going tomorrow to have a look/buy. Any input from you would be very appreciated.

PS: Am I being paranoid?

Your link doesn’t work.
My thoughts are list less 10% is far from a good deal on a Pelagos. If it’s a reputable bricks and mortar store your risk is in part mitigated.
Watch will come with a warranty card with a corresponding serial
Number shown on the watch

AD price : 3.7**€
Usual gray marker : 3.200-3.400€
Deal I found : 2.700€

so about 1.000€ difference with the AD...

I see it's still stickered which is in line with the unworn description. So servicing shouldn't be a concern.
Authentication from just the pictures is not to be relied upon but the watch looks ok.
The one thing that strikes me is the brightly colored box interior as I haven't seen a Pelagos offered in such but I could be wrong.

You should receive :

Black rubber strap with its extension strap (3pc set)
Warranty card with matching serial; serial on watch under top right lug.
Model number 25600T on the opposite (left) side
Chronometer certification leaflet.
User manual.
