Thanks Abdullah. And yes. Floors and millwork will all remain. Definitely. Inside we are doing very little. Only some touch ups such as the fireplace, painting the walls and moving the laundry facilities. We also did all recessed lighting instead of fixtures everywhere except over the island in the kitchen.

The vast majority of the work is outside.

Oh. I forgot to answer the first part.

The chimney went through the attic. When they did the attic into a master suite, it was completely removed from the bottom level up.

Will your decor work with the moisture from the vent free fireplace? They put out a lot of water vapor. I removed one from my house because the moisture was condensing out on my tile floors.

Seth, looks great!!

I love where you’re going with this project! We’re in the midst of closing on a house and I anticipate some big Renos myself...

I’ll keep an eye on it.

I’ve a sneaky suspicion it’ll only be used on rare occasions. But good to know.

Thanks. Appreciate it.

Let me know how it goes. And if you ever want to chat about it all, let me know. I’m learning a lot as time goes on. And learning is expensive.

But I too am loving how this is turning out.

Last thing I think on the menu is the generator I didn’t think of or budget for.

Many congrats, Seth!!

Not everything is $$$.... life, comfort, happiness don’t have a price!

Hope you share some “in construction” and “after” pics. It’ll be fun to follow along.

Enjoy!

Agree Ben. Super excited for this. And it’s turning out way better than I could have expected.

Thanks.

I must admit I wasn’t crazy about it with the first few pics. After seeing the interior and the work being done, I absolutely love it! Congratulations, well done!

Thanks Cru. And I do agree. Truly, we are building a home that suits our taste and style. Our sensibilities too. It’s just been a bit painful recently. I’ll be thrilled when it’s all over and we are in.

I hear you.

Last year, we bought and renovated a second home. What I learned is: everything is much more expensive than planned, and it’s impossibile to plan for all of the (unpleasant) surprises.

It’s over now, though. And it’s a perfect place for us now.

Ha. Me neither.

I still think the exterior looks a little shabby.

The siding starts this week. Once that’s done, I expect it’ll look much better. The front steps also really need to go. But apparently I need to wait for the spring to do that.

The new windows spruce it up a lot too. They look great.

The interior is really nice tho. Tons of charm and character.

Will certainly post pics when the outside is complete. Through the process too.

It's a lot cheaper when you do it yourself. But that takes time, and most people either don't have the free time or have a significant other that doesn't have the patience.

This place will be awesome once you're done... in June or July.

Ha. Dude...you are just a ray of sunshine this Sunday morning.

While I own a construction company, I can barely hang a picture. So I’d not try and do this by myself. And in fact, I’ve been prepping for something like this for near to a decade.

From what I can understand, I’ll be done with 95% by the end of January.

Oh. And my GC is the guy that does all my office build outs, cafeterias and call centers. I give him over 60% of his business yearly for the last 8. I even see his books so I know, considering I’m not doing it myself, that I’m getting a stellar deal.

I only need to wait for the spring to complete the driveway and the front stairs.

Spring time is for the concrete work and yard. You can't do your grass until all the other outdoor construction stuff is done. That's why I say you'll be done in June or July.

Yeah. That’s true.

Call me crazy, but I’m actually looking forward to that part.

Set up your yard so that the robot mower can take care of it for you. IIRC, Jocke had a thread about one in his yard.

EDIT: Found it - https://www.rolexforums.com/showthre...ighlight=mower

Seth I like the fire pit area. What's the plan for where the back steps come down to the patio?
