Well folks, woke up to this mess this morning ... the entire basement flooded.

At least it was water and not fire, but sheesh what a mess. Burst pipe was the culprit, the only line of plumbing in the house I neglected to do in the reno, and its gonna cost now lol

Oh well ... onward and upward.

Sorry to hear this , similar thing happened to a friend of mine recently. He was away on vacation and a flexible under sink hose burst, he estimated it was 24hours before a neighbour saw water running out of his house. I found out since then that the flexible hoses that look like they have metal braided exterior burst all the time and should be changed at least every 7-10 years

Thanks guys ... luckily I know a contractor and he has three guys on the job, they’ve just arrived.

I’m just pretty irritated with myself. When we bought this house it was a complete gut job, we tore everything down to the studs and did all new wiring and plumbing .... except that one run for the exterior hose bib

What a pain! Sorry Brian.... reminds me of our full renovation of our apparement, with the upstairs neighbor’s pipe in the kitchen bursting exactly 5 days after we had moved in, thereby ruining our new kitchen.

Damn, really sorry to read this.

Not related to your situation, but to other comments: when we go away for more than a couple of days, I shut off the main water supply. Water can ruin a house very quickly if left unchecked.

Sorry to see that, Brian! Been there. I’ve got an odd AC condensate drain pipe that is prone to clogging. And it’s under the slab, so I can’t easily replace it. It’s caused a good bit of mess, more than once.

It’s amazing you have contractor friends who came right over! I can’t find any who are available or fast, in my area. I’m off to fix a couple of rental houses today, because it’s just easier than to wait weeks on a contractor.

Thanks for all the kind replies guys, it will get sorted.

I am lucky to know a top notch general contractor who happens to be one of my best friends. He’s done two houses for me in the past and really knows his stuff. It’s a relief during a stressful time like this to feel like you’re in good hands.

On the bright side, our daughter helped to put things all into perspective: “at lest it wasn’t a fire and we are all ok”. Gotta love kids

So sorry to hear this. I've had my basement drain tiled 3 times before it was fixed. I also have odd outside water spigots which require me to remove the stems every winter or they won't allow air in and the water to drain. I hate them.

Mandatory! Always flip the water main lever OFF when going on vacation or leaving the house for several days.

Dammit, I'm so sorry to hear this, Brian. Albeit terrible it could've been even more serious, indeed. That doesn't take away from the fact this is horrible and happened at the worst possible time (is there ever a good time though?).
