commercial building
Any members put up a comercial building from the ground up?
As an investor or as a GC. Any thoughts, advice, potential pitfalls or oter pearls of wisdom would be much appreciated. |

Site work and infrastructure planning is critical. However, due diligence is probably the most critical thing prior to breaking ground. Be absolutely certain your project meets all zoning requirements. Furthermore, if you are building within city or corporate boundaries, get details on parking, curbing, landscape requirements, signage height and other requirements, maximum building height, requirements regarding retention ponds, traffic flow studies, water and sewer tap fees, etc. Missing anything during your due diligence period can absolutely break the bank and send you straight to the poor house, particularly in this economy, and particularly in your state. Thanks Mike, most of that in my county ( okaloosa) is covered before breaking ground. Im mostly worried about that and the potential to go over budget.

Plan high, and watch every penny. You have to budget safely for everything. Don't forget the contracts to be done correctly incase you have issues down the road.

I am a contractor and have done plenty of office buildings. How are you building this? Are you building it yourself or hiring a GC?

Planning a metal building with brick facade. Discussing it with a GC who has been in business since the 70's and had many examples of his work.
