the regulator is actually on the chrono 24 so not brand new, must have bought cheaper and trying to sell it i guess.

that is very kind of you, this actually would be my first Patek ever, so not sure what goodies i should expect or also if there is any room for negotiations from the AD at all on the price ?

I have just mentioned my interest and they are keen to give me in Dec but have not finalised anything yet.
